Landlord & Homeowner Gas Safety Certificate

If you are a landlord, you have to legally ensure all gas appliances, flues and fittings in the property are deemed safe and working correctly. 

All rental properties are required by the Gas Safety (Installation and Use) Regulations of 1998 (PDF) to hold a valid Gas Safety Record (CP12 form).

A gas safety check is required by law annually and must be issued by a Gas Safe Registered engineer. All gas appliances in the property must be checked, and the tenants have a right to be handed the Gas Safety Record by law.

During the inspection, we will:

  • Ensure appliances are functioning correctly, and no carbon monoxide is being discharged dangerously
  • Safety mechanisms are operating as expected
  • All ventilation paths are clear with no obstructions
  • Dangerous gases (Carbon Dioxide & Carbon Monoxide) are being removed safely 
  • We will ensure appliances are installed safely

 Once complete your Gas Safety certificate will detail the following:

  • The address of the property we inspected
  • Any defects which have been identified and the action which has been taken
  • The registration number, name and signature of the engineer who performs the inspection
  • The name of the Landlord and their address
  • A description of each appliance/flue that has been inspected

Do landlords need a gas safety certificate?

It’s a legal requirement for landlords to have all gas appliances, pipework, chimneys and flues checked every 12 months to make sure the property they’re renting out is safe for their tenants. Once this check has been completed, you will get your CP12.

What does a landlord gas safety inspection include?

A gas check involves the Gas Safe registered heating engineer assessing the safety of your appliances and checking that the system is working as it should. We will check: Ventilation passages are not blocked and are in fully working order and the safety devices are operating efficiently.

What is the fine for not having a gas safety certificate?

Letting a property that doesn’t safely use gas is absolutely illegal and can be viewed as a criminal offence. The penalty for renting a property without a gas safety check includes a substantial fine and/or imprisonment: Invalid insurance. Up to £6000 in fines.
